Gateway Shopping Center

A 650,000 Foot Power Center.

The Gateway Shopping Center site on the Mauldin River, acquired from Monsanto Corporation, was a development that Mr. Rosen transformed from an eighty-acre brownfield site, contaminated by existing as a chemical plant, into a 650,000 power center featuring a twenty-five acre waterfront public park.  By navigating through a variety of regulatory and physical site development hurdles, Rosen’s 120 million dollar Gateway project became the home of several retailers such as Home Depot, Costco, and Target.  The project was particularly successful due to his use of creative solutions such as the importation and placement of a one million cubic yard fill barrier that opened up the site for redevelopment.

The Wynn Resorts of Las Vegas a two billion dollar casino contiguous to Gateway Shopping Center was developed on the site that Rosen Associates owned and stockpiled 1MM yards of fill on.

The home of several retailers such as Home Depot, Costco, and Target.
